Description

An exciting new condominium project is coming to St. James Town in the heart of downtown Toronto. Burke Condos by Concert will be a stunning, three-block, mixed-use condominium. Inheriting, and uplifting local heritage architecture, this innovative project will preserve homes along the property line, and feature two new towers holding a total of 500 units.

Standing tall in the lively Toronto skyline, Burke showcases stunning vistas in every direction – highlighting the endless possibilities of a central downtown location. And with Sherbourne Station just steps away, residents will be on their way with ease. As part of a rejuvenation of a charming neighbourhood just East of Yonge, Burke Condos is bringing a whole new energy to the Sherbourne Station area.

The IBI Group-designed tower at 603 Sherbourne will rise 164 metres, just shy of the 166-metres of The Selby. The 53-storey building is clad in vision glass and grey spandrel panels, accentuated by rows of light coloured precast panels. Inset balconies traverse the tower, giving the facade an uninterrupted, clean look.

At the 26th through 28th floors, a notch is taken out of the north-west corner of the facade for amenity spaces and a mechanical transfer above.

At street level, the heritage buildings will be restored in their entirety and repurposed for commercial use. A courtyard will be created between these structures and the new building, allowing for a potential restaurant patio space. A terracotta-clad two-storey podium will provide retail spaces to the Howard street frontage.

The building is comprised if 42 bachelor apartments as well as 279 one-bedroom, 129-two bedroom, and 52-three bedroom units. 204 parking spaces will be housed in a 4 level underground garage for a ratio of 0.4 stalls per unit.

Burke will be the fourth high rise tower to be built at the Bloor and Howard intersection following the completion of James Cooper Mansion in 2011, the Selby in 2018 and last month’s approval of the 51-storey 591 Sherbourne. The buildings are all one block south of Sherbourne subway station.

For those who prefer to go on their errands by bike, this area prides itself of many bike lanes and the terrain is flat. The Trans score is 95 out of 100, which is considerably good. There are also a number of hospitals, restaurants, shopping centers, banks and entertainment facilities within close proximity of the condos.

Top 5 Reasons to Invest in Burke Condos

1.Location

Located at the corner of Sherbourne and Howard, Burke Condos will be just south of Bloor Street East, and only minutes away from Sherbourne Station. This neighbourhood is known as St. James Town, and is currently undergoing rejuvenation. Known for its vibrant community, eclectic shops and charming 3-storey houses amidst towering office buildings, St. James Town has a wide variety of restaurants, takeout favourites, and family run convenience stores.

The nearby strip of Bloor Street has seen a recent surge of exciting shops, restaurants and more, indicating the area is becoming more densely packed, with high-end grocery stores and other services popping up all the time.

One of the best features of St. James Town is it’s close proximity to some of Toronto’s most exciting neighbourhoods. Residents will have just a short walk west to Yorkville, for upscale dining, avant-garde art galleries, and high-end shopping

Just as close, residents can head south, to Cabbagetown and Church and Wellesley. A place of historical significance, Church and Wellesley is also known as the centre of Toronto’s LGBTQ+ community, bringing a number of community events like Toronto’s world famous Pride right to 8 Wellesley’s doorsteps. Other nearby attractions like Massey Hall, and countless shops, restaurants and many more make Church and Wellesley an exciting, energetic place to live. Spend the afternoon getting inspired at the Art Gallery of Ontario, just a short walk away, or take in a movie at the charming Carlton Cinema. Concerts and all kinds of city events being hosted in the glitzy Yonge & Dundas Square, and overflowing into the rest of the city. Festivals, parades, and cultural events make this neighbourhood a vibrant urban centre.

All three of these neighbourhoods are just a short walk away, allowing residents the ease and convenience of all, but a home just off the beaten-path.

Parents will be happy with a number of great schools within a short walk, including Rose Avenue Junior Public School, Toronto Private High School, Blyth Academy Yorkville, and the Abelard School.

One of the most interesting things about Burke Condos is the way the building will incorporate the neighbourhood into its design. A number of heritage houses stand on the land, and will be incorporated into the building complex, making for gorgeous residential semi-detached units, while also celebrating the charming architecture of the area.

2.Amenities

Burke Condos will be a total of three residential condominium buildings. First a 12-storey tower which will include 134 units, as well as a 37-storey tower with 312 units. These two towers will be connected by a two-storey podium, which will include the entrance, as well as commercial units, and a series of retail units along the ground floor. These retail units will provide services and shops along the ground-level of the neighbourhood, enriching the walkability of the area, and allowing residents to run errands and grab a meal from right outside their front door.

The complex will feature a total of 1,241 residential units, including 158 bachelor units, 721 one-bedroom units, 273 two-bedroom units, and 89 three-bedroom units. In addition, residents will have access to a total of 512 parking spaces in an underground garage.

As part of the development, Burke will also include a number of residential homes made out of the rejuvenated heritage homes on the property. These homes will add a heritage flair to the development, with charming brick facades set amidst tree-canopied shared spaces along the ground level. The developer indicates part of the development will involve wider sidewalks, and a public park, in order to beautify the area, and make it a relaxing, walkable little community within the larger neighbourhood.

From renders, we can see there are plans for rooftop patios, and the potential for a number of shared spaces in the buildings, but currently, a full list of indoor amenities hasn’t yet been released.

3.Transit Options

Burke is located at a highly convenient crossroads in Toronto. With Sherbourne Station essentially just across the street, it’s a simple walk to connect with the TTC. You can hop onto the subway in five minutes from your front door to just about anywhere in the city. Sherbourne Station is part of the TTC Subway Line 2, which travels East/West across the city, but also connects very easily to Line 1. From there, the entire GTA is at your fingertips! Take the TTC Subway Line 1 or Line 2 to Union Station, or up north, east or west to all the distant corners of the city.

Residents will also find car travel throughout the city is unusually convenient. While much of Toronto is known for its congested traffic, residents will have a simple access to the Don Valley Parkway, only a minute or two drive from Burke Condos. The DVP provides a beautiful and relatively direct line in and out of the city.

4.The Developer

Founded in 1989, Concert is well-known in the GTA for  developing award-winning projects. From rental apartments, condominiums, and even retirement communities, Concert has a varied, impressive portfolio of residential properties. Further, they have branched out into commercial and industrial projects as well.

Focusing on building sustainable, strong communities, Concert has become one of Canada’s largest, and most awarded real estate companies. This is largely attributed to their personal touch. One of their most robust features is an excellent customer service line, which is open 24/7 in case of emergencies. Also, Concert guarantees a two-year warranty on each of their homes. The result is that buyers trust Concert to have their back, and provide support throughout the entire buying process.

Building a community is more than simply constructing buildings. It’s about relationships, trust, and integrity, and Concert continues to raise the bar when it comes to customer satisfaction.

As they continue to build communities throughout the GTA, as well as the rest of Ontario, Alberta, and British Columbia, Concert will continue to earn the trust of not just home buyers throughout Canada, but over 200,000 Canadians who collectively own Concert through pension plans, and union management.

5.Investment Opportunities

It’s projected that very soon Toronto will have the most high-rise condos in the world, and young professionals continue to find the downtown core and West End an attractive spot for starting a family and making a home. Toronto’s growth continues it’s upward trend, and so will Toronto’s most vibrant region. Nowhere is this likely to be more true than the Downtown Core, and with neighbourhoods like the Garden District, Cabbagetown, Church & Wellesley, and St. James Town going through unprecedented change and construction, now is an excellent time to look into investment in the area.

St. James Town is a neighbourhood going through great change. Though many tall residential buildings already can be found in the neighbourhood, an influx of condominiums in the area is going to lead to a densification, and a rejuvenation of this quiet, charming area just off the beaten path. With such character and charm, the area is a sought-after place for people of all types to set down roots, and an attractive place for students to rent during their post-secondary careers. This makes investment in homes in the area a wise investment.
